The large majority of buyers will purchase a home that is listed on the MLS® (Multiple Listing Service) and many will use it as their only tool in looking for a home. The MLS® is the only Canada-wide listing service and it spans the entire globe, into many other countries as well. REALTOR.ca is where homes are searched and is ranked the 12th most visited website in Canada, after sites like amazon, Google, and Yahoo according to Alexa.com (the most popular site ranking website). Leave it to us to list your home, schedule and do viewings, host open houses, put up the cost for marketing, and list on the MLS® where you will have every other REALTOR® also trying to sell your home. Homes listed on the MLS® sell quicker and for more money.
As top-producing agents, we negotiate favourable price, terms, and conditions very well. Unlike buyers and sellers, we can remove ourselves from the emotional side of things and think rationally. We understand what motivates people and what they will agree to. There are many items that are negotiable in the contract. We will make sure you have all the right terms and conditions to make sure you have enough time to complete home inspections and get your financing in order before you are bound to complete the purchase.
We sell real estate here and we also live here too. It’s important to know what developments are happening in the area, if it’s a good area of town, if there is a lot of noise, and what amenities are close by. If you need to find out a particular piece of information out on a property (zoning, re-zoning, permits, flood zones, property lines, etc) we know exactly where to look. If you’re selling your home it’s important to know what type of buyer would be most interested and where to find them.
We deal with buyers and sellers every day and that helps us know where the market is heading. As Licensed REALTORS® we have access to market data and previous sales data to determine objectively what a home is worth so you’ll know either what to list a home for, or how much to pay if you are a buyer.
We’ve got connections! Most likely you’re going to need some direction on who to contact for things such as home inspections, repairs, financing, and so on. There’s often a lot of work and many people involved in a real estate transaction and it’s good to have somebody on your side that has experience with them all.

As licensed REALTORS® we are bound to a strict code of ethics called the REALTOR® Code. Only a licensed REALTOR® is bound by this strict code of ethics that guarantees professional conduct and full disclosure of facts. The Code establishes standards that are higher than required by the Real Estate Act.
We see new listings before anybody else, even before they show up on public websites such as REALTOR.ca and even before the broker’s personal website. Typically, once a new listing is submitted to the MLS® it takes another 24 hours to show up online. We have systems in place that automatically notify us the exact second a new listing is submitted to the MLS®. You could have a chance to get alerted about the new listing and view it before anybody else can find it online.
The first question we always get asked is, how much is my home worth? Working with buyers every day, knowing the market, and having access to recent sales data gives us an accurate idea of how much your home will sell for in today’s market. Of course, taking a look at what is currently listed will also help us determine how much competition you are up against and how long it should take to get your home sold. If you’re buying a home we can also help you determine how much to make on your offer to purchase.
We work with buyers all day long and having access to that large buyer pool gives us an advantage in finding a suitable buyer for your home. We know what they are looking for and we definitely know what they are going to notice when viewing your property. Making sure we put our best foot forward could be the difference between getting your house listed and getting your house sold.
From start to finish we will be there to help you avoid any bumps or pitfalls and give you all the facts so you can make an informed decision. Everything from pricing your home, showing the property to prospective buyers, writing up offers and counter offers, and dealing with negotiations along the way. You will always have us just a phone call away if you have a question about anything and we will thoroughly explain each step in detail so you can be confident in your decisions.
